The Golden Lion was inappropriate in a changing environment and struggling to survive as a public house, which presented a perfect candidate for regeneration.
The strategy involved reaching an agreement with the successors of London County Council to purchase the freehold interest in the pub as well as the two adjacent houses in order
to improve the site and create much-needed housing.
Planning was granted by Epping Forest District Council, in August 2016 for the demolition of the pub and the construction of eight one-bed flats and 22 two-bed flats in two blocks with undercroft parking and landscaping.
Ultimately the property was sold, with planning approval in place, to a national builder.
